MY INTERNATIONAL EXPERIENCE MAKES ME A BETTER AGENT

Upon graduating Iona College with a degree in International Business and Italian, I knew I wanted go do something, well “international" and make sure it encompassed an Italian flare.  You may be wondering how I found myself in Real Estate.....

 

Did you know that in New York, international buyers making up over 30% of condo sales? That’s right, often times international investors buy condos because of the flexibility in using the space as second homes or pied a tiers.   There's no surprise that the world keeps getting smaller and smaller by the minute, and by choosing an international business degree I feel as though it prepared me for the globalized world we live in.  

When it comes to investing, I consistently find myself acting as a liaison between different cultures, explaining the US bank regulation differences, and filtering opinions of how financing options can be leveraged in an investor's favor. Being aware of the various financing and approval steps needed to purchase in NYC, I strive to be resourceful and accommodating for all of my clients.  That means researching the unique characteristics and requirements of NYC co-ops and condos and ensuring my clients are presented in a flattering light. My work encompasses creating a financial profile for international buyers, sharing insight on what to expect upon board approval, and facilitating a smooth closing. 

 

With a plethora of legal advisers and financial consultants in Elegran's network, closing real estate brings me to the forefront of international investing and puts my academic study into practice. Furthermore, my college experience working for a Mortgage Bank Attorney for over a year, taught me the mortgage application process, pre-approval advantages, and how banks protect their interest when borrowers close on residential real estate transactions.

 

Lastly negotiation is in my blood. Ever been to a street fair, or outdoor market in Italy?  The rule is to never pay asking price for any item up for purchase. With cultural awareness and keen sense of value, I believe I work smarter, not harder in deriving the best deal for my clients. Iona College's Hagan School of Business plus my international studies created a foundation in understanding both the domestic and international markets. Studying abroad multiple summers, exposed me to the international ripple effects of the 2008 Housing Bubble, from a social and economic stand point. In understanding the microeconomics movements each real estate agent and investor has when they partake in transactions, I find it fascinating and empowering to be on the cusp of this city's revival and growth. In support of my personal strengths in communicating and coordinating, Elegran has an award winning network of resources at our disposal so facilitating a transaction with is a pleasant experience for all.

Show me the data, show me the comparables, let's talk numbers. Elegran is meticulous about collecting, organizing, and outlining market data for their agents. With thousands of transactions happening quarter over quarter, I find solid ground in being able to present comparable statistics about unique apartments, neighborhood activity, and trading trends of apartments throughout New York. The satisfaction from hard statistics that show value in an investment is far from any other industry's “data story". People of all nationalities, backgrounds, personalities, but most of all hard working people. Being in real estate is sort of like working for the UN. Investors of all different income brackets and nationalities, are drawn to New York's resilient real estate. Navigating their tastes, defining their financial flexibility in New York, and facilitating a sensible transaction with all parties is my dream of international business realized.

I cherish the idea of “home".
The environment where you recharge, host guests, raise a family, and call you own is so important. It often sets the tone to our personal and professional definition of success. Being able to style a life for those in search of a space they can make their own is an accomplishment I share with my clients. Four walls are four walls. No matter how many times you may walk the parameter, the dimensions don't change. Having the ability to envision the possibilities of empty space, I share the upside to being able to customize a space. The location and neighborhood we select to reflect our clients’ lifestyle and needs is a great source of inspiration when it comes to finding the right space and home.
