  • Two Bedroom home over 1,400 square feet originally asking $3,295,000, we secured the residence on the uptick of a post-pandemic market for $2,950,000

  • New Development, with coveted south facing garden views in prime Chelsea, this building is directly next door to the Zaha Hadid Building. Designed by the architect Zaha Hadid, the building was her only residential building in New York[2] and one of her last projects before her death and brings opulence to West 27th Street.

  • The apartment was purchased by this owner when the building converted from rentals to co-op.

  • There had been no other sales in the last 4 years so deriving the true fair market value was tricky.

  • I negotiated a 5% discount off the asking price( over $50,000 in savings) plus analyzed the upside potential for the buyers to convert into a 2 bedroom.

  • Negotiated on purchase price, removal of furniture, and educated on closing cost s associated with a co-op

  • Recommended a closing attorney for the buyer, an interior designer, painter, cleaning service and moving service for a seamless experience.

  • Seller’s Agent on a studio owned for over 20 years

  • Virtually Staged the empty apartment instead of bringing in physical furniture

  • Ensured all fixtures and appliances worked, hired plumber and electrician, and ensured financing was possible for the unit.

  • In contract within 2 weeks on the market, and Sold for $10,000 over asking price before the close of the year.

  • Seller’s Lived out of NY State and had Renters in place so being in proactive I arranged all marketing materials to be created while furniture was in place to really showcase the floor plan.

  • Using Compass’s Private Exclusive Program I was able to secure a buyer over asking price

  • This was a self managed co-op so I also created the application package to ensure a smooth approval and closing.
