First, Teresa's marketing is top notch, and we wouldn't have been able to find her without her great marketing outreach.

For the sale of our apt, Teresa helped us stage and show our apartment in the best possible light, including adding mirrors to help bring more light into the apartment and offering other staging tips. She brought in a professional photographer who helped show our apt the best way possible. She showed us comparable transactions and helped us understand the price range that our apt would likely sell for.

Because of this, we had an offer at a very strong price per square foot within a week, with additional cash offers to boot. She worked diligently with the seller's agent to help expedite the process and to keep the deal moving (buyer was obtaining part of financing from parents who lived abroad, so there was a lot of KYC/AML checks to pass). She formed a very good relationship w the buyers banker to constantly stay appraised on updates, providing more transparency to us than we would otherwise have. She also formed productive relationships w buyers attorney and agent, in order to keep the deal moving forward.

In addition to our home sale, she helped us buy another apartment. At first, we weren't sure what we were looking for, and we looked at a thousand different scenarios, but Teresa patiently helped us narrow it down. We talked and analyzed our financial situation, to understand what we could responsibly spend on a new apartment. Working and listening closely with our needs, we saw over 60 apts in under 2 months, and I felt very versed on what the market looked like (in several different neighborhoods) by the end. 

Then Teresa created detailed comparable apt analysis (based on price per square ft, building/apt amenities, taxes/common charges, and specific characteristics like sponsor units) to help us understand where market pricing was, and helped us understand what price to come in at with an eye on where the seller was and what other offers they had. She helped negotiate details in our interest, and was able to identify and use every piece of leverage that we had available to help us get a good deal. After going in contract, Teresa helped coordinate our purchase application and helped the board understand who we are.

In every step of the way, she was able to extract key information behind every buyer and seller that helped us understand motivations and the story behind every counter party, which greatly helped us assess the scenario.

Right before going in contract to buy our apt, she had a professional inspector come in and give us a complete picture on the state of the apartment, highlighting what could be potential issues down the road and informing our purchase decision better, providing much peace of mind

At the end, as we were in between moving out from a sale and moving into our new home, she helped negotiate an optimal move in/move out date that reduced our time without a home, which helped us tremendously during a particularly stressful event (my fiance and I were also getting married within this time frame and planning the wedding!)
