Renovating A Pre-War Home
And so, the story goes. We found a unique duplex co-op in an intimate three unit townhouse in the heart of Carroll Gardens. The prior owners lived in the space for 6 years, did not renovate the space, and sold the home to my clients who had “ a vision”. With the help of my superwoman designer, Joanna Reda-Testiny, the space was transformed.
Now - on to the numbers.
See past listing of 499 Clinton Street, Brooklyn, NY here to review the offering.
2015, the home was purchased for $874,950
6 years later, the second bedroom was turned into a writer's office/ baby room and dark cabinetry depressed the walls and flow of the room. The kitchen was not updated for 6+ years, and the bathrooms needed modernizing.
2021 The home was purchased for $908,000.
Renovations guided by project manager and designer, Joanna Reda- Testiny of INTERIORS by erik r galiana
Currently the space SHINES, INVITES, and appraises for well above $1,000,000.
PS. (Curious about how much the renovations cost to go from “BLA” to “WOW” - contact me.)
With the demand stirring in Brooklyn right now, especially in a zone where the school district is strong, this unit will sell for upwards of $1.1MM in 2021 H.O.T. summer rebound market.
Needless to say - this space was a success story for a pandemic purchaser. Having not only the right broker, but the right network and extension through your broker can make all the difference in investing.
